Zip Forms

What do you use???  What else is there???  In Houston we have to use Zip Forms, and I hate it,  and with it I use DocUsign... I was just wondering if anyone has any feed back about electronic signatures and how title companies are accepting them... So for with 23 contracts, I have not had very many title companies say anything.  I did however have a bank on a short sale say no to the use of it and they did not want faxed copies either....

Most find appraisal system to be flawed

I found this article on line this morning and found it to be very interesting.  Every year about this time of year I always see lots of people complaining about how high their taxes are.  I think people should stay on topic and make the state lawmakers do something instead of just talking about it.

Our First Golden Retriever Foster Dog

My wife and I have started fostering Golden Retrievers.  To be a foster parent all you have to do is provide love and food and help them find a new and loving home.  You can go to http://www.gbgrr.org/ to look at all of the dogs that need new homes.  You can also sign up to be a foster parent their too.  This is a great thing to do.  You get to help dogs that need love and a little help and you get all the affection a dog can give.

Hi, my name is Chevis, but my foster Mom calls me Chevy Chase because I am a handsome, sweet clown!  I came to Houston from Louisiana Humane Society.  I am approximately 3 years old, very well behaved and have not had an  accident in the house.  I figured that doggie door out day one!  I know how to sit and love tennis balls.  I get along great with other dogs. I am current on vaccinations and will be going to the vet on 6/20/07 to be neutered and checked for heart worms.  We'll update my bio after my visit to the vet.

Groundwater district floats rule changes

ANGLETON - Proposed changes to Brazoria County Groundwater Conservation District rules would clarify commercial vs. residential water use and discourage export of water from the county, officials say.

The district's board had a public hearing on the issue Thursday with a half-dozen residents attending. Local changes are in line with House Bill 4114, which passed the Texas House and Senate and is awaiting Gov. Rick Perry's signature.

If the district's revised rules pass a 30-day written public comment period, residential and agricultural wells would remain exempt from metering and fees. Commercial users - which would include non-agricultural entities profiting from use or sale of groundwater - might be assessed 3 cents per 1,000 gallons used. Changes apply to wells, not surface water.

The district also could charge users outside Brazoria County up to 150 percent of the wholesale price of water in the Houston area.

Angleton attorney Mark Neal spoke against the definition of residential and commercial users. He addressed a situation in which someone might use groundwater for a pond on residential or agricultural land which could be used for commercial purposes, but water would not be sold or removed from the area.

Under rules as passed in HB 3602, which allowed creation of the district, "Those wells would not be charged and not even metered," Neal said. He also indicated the proposed change was contrary to information district proponents used to convince 56 percent of voters to vote in favor of creating the district two years ago.

Directors did not comment during the public hearing, but afterward, Pct. 2 panelist John Pyburn said homeowners, farmers and ranchers have no cause for alarm.

"I've been involved in this from day one. The intent was never to charge metering or fees to residential or agricultural users. It still isn't and it will never be," Pyburn said. "You'd have to get a complete rule change through the Legislature, and I don't think you could ever do that."

Commercial entities using groundwater would be charged 3 cents per 1,000 gallons as part of the rules change. Such entities would report usage "on the honor system" for the time being, District Administrative Consultant Kent Burkett said.

The proposed Brazoria County change is not intended as a punishment but a clarification, Burkett said.

"Some of the verbiage in the original bill allowed some individuals to claim they were exempt," he said. "It's not really widespread, but was enough to warrant clarifying the language. Nothing will change for well owners in the county. All private homes are exempt in the past and in the untold future, as are agricultural users."

The main reason voters approved the district was to protect the county's groundwater supply, Pyburn said. Proposed changes would do just that, he said.

Until the district was created, Houston and Galveston - both growing toward Brazoria County - could have tapped into county supplies. With a potential charge of up to 150 percent of the wholesale price of Houston water, that should be curtailed if not prevented, Pyburn said.

"We want to keep the water we have for the people in Brazoria County. We had no way to control that before we formed a conservation district," he said. "Anybody could have come down here and piped water back to their municipalities and we could have done nothing about it. Now that the district is in place, we have the means to keep that from happening."

Currently, the county may charge up to 4.5 cents per 1,000 gallons exported, which isn't much of a deterrent, Pyburn said.

"When the bill was revised and corrected, we asked for implementation of fees that would discourage people from taking water from the county," he said. "The object isn't to hurt people; it's to protect the quality and quantity of our groundwater supply and keep it here for our people."

Sugar Land Fire Chief Dannie Smith promoted Clay Fenwick to the position of assistant fire chief for planning and research. His responsibilities include professional development, resource management, planning and research. Sugar Land is a Houston suburb.

Fenwick began his professional fire career with the Sugar Land Fire Department in 1991. He began firefighting in 1983 as a member of the Pearland Volunteer Fire Department, where he served until 1994. He has previously held the positions of firefighter, driver, lieutenant, captain and battalion chief. He holds certifications with the Texas Commission on Fire Protection as a Firefighter Master, ARFF Advanced and Fire Service Instructor II, along with holding a Texas Department of Health Emergency Medical Technician Basic certification.

I read an article in the local paper called "The Facts" about the Brazoria County Mosquito District.  I thought it was important enough to post a link to it so it could get more exposure.

We all have to do our part to stop the spread of mosquitos.  Make sure you dump out ALL standing water in and around your yard.  I checked the bird bath in the yard and it was teaming with baby mosquitos.  I found an old small planter that was also full of babies...

Buyers that can't decide... What do you do?

Have you ever worked with buyer that just can't make up their mind???  Have you ever had a buyer that just changes the game MID stream?  have you ever had a buyer and the spouse want 2 different things with different price ranges?

 I have met these buyers.  And let me tell you, it has not been very much fun.  I only like to show a customer about 3-5 houses and get them to pick one.  I do a very good job of asking questions and probing very deep before we get in my truck and go a looking....  This couple has thrown me a big fat CURE BALL...  We reinterviewed today for almost 2 hours and really got we I thought was a short list.... Boy was I wrong....  3rd day tomorrow, and we shall try again....

 Any hints or guidance?????

Russer. It is a book on Virtual Outsourcing or how to hire a virtual assistant.  So far this book has oppened my eyes on what I need to do to get my business to the next leval.  What a concept.....
