Crawfish Cornbread

I have had so many people ask me for my WORLD FAMOUS crawfish cornbread recipe today... So I thoust I would put it out to the masses... Enjoy

Crawfish Cornbread

1 stick butter
½ cup white onions chopped
2 Jalapeños chopped, (opt) remove seeds

1 bunch of green onions chopped, I cut off most of the white part of the onion.

¼ tsp. salt, (opt)
1 lb. crawfish tails

1 6oz can white crab meat; Like the Bumble Bee tuna can

2 boxes Jiffy corn muffin mix

2 cups Sharp cheddar cheese

1 tbsp crawfish/crab boil (liquid)
2/3 cup of milk
3 eggs
Sauté all of the veggies in the butter.  Mix the rest of the ingredients in a large mixing bowl.  Do not follow the instruction on Jiffy box.  Combine all ingredients in the large mixing bowl, mix well and pour into baking pan.
Use a 9”X13” pan.
Bake @ 350 for 45min


This is by far the best cornbread I have ever had...  Let me know what you think.

Pearland TX Real Estate Market Treands Dec 2010

Pearland Texas Real Estate Market Trends

 

It is time to look at the real estate market in Pearland, Texas. I am going to give you a two-year look at how the housing market is holding up and what I think the market might do, and what you as a home buyer/seller should do in the Pearland, Texas market.

 

First, let’s look at the market dynamics of something called sales absorption. This shows the trends of how the market is doing and where it might go. The chart below indicates that we have fewer homes being sold in Pearland in the last 2 years - why is that? It is not because of price, as that has remained steady for the last two years (this chart will be discussed later).  I think it is from people just like you who are afraid to make a move with all of the uncertainty going on right now. I think people are just sitting on what they have and playing the waiting game.

Looking at the chart above, you can see we are at an all time low in houses under contract and very flat when it come to houses being sold.  But I do think both are showing trends of going upward.

 

At this point, I would like to look at the supply and demand of the housing market in Pearland, TX.

This chart shows we have 37% more homes for sale than this time last year. The  Pearland market had 1256 homes for sale at the end of December 2010. In Dec of 2009, we had 936, and in Dec 2008, we only had 999 homes for sale.  So, one can conclude from looking at the history of the housing market in Pearland, we are primed to take off anytime now. Look at the history, every February, the Pearland market starts it climb upwards.

 

Now, let’s look at something called “Months Supply of Inventory.” This is something that shows us how many homes are for sale and at the rate they are selling, and how long would it take to sell them all.

 

This not good news. The Pearland housing market is back to pre-Ike levels. At the end of December 2010, Pearland had 11.7 months of inventory. But as you may recall, earlier I said we had fewer homes for sale than in the last two years. This is the big dilemma we are all in right now - fewer homes for sale and the ones that are for sale are taking longer to sell.  Although I have seen, if you price your home right, it will sell and it will sell faster. Now is not the time to be greedy. Now is the time to make the move.  I think the housing market is about to make a big move in the Pearland area.

 

As you can see from this next chart, Pearland home prices are flat. Although they are at a low point right now - $168,000 on average vs. the median price of $182,000. This is why I encourage you to BUY NOW!! You might not get as much for the house you’re selling, but you will get more HOUSE for what you are buying. The price per square foot is lower right now than it has been in a very long time, and now is the time to buy a new home in the Pearland market.

Because interest rates are low and the Pearland real estate market is soft, NOW is the time to make your move. Think about it, if you have any equity in your house, you might not get as much as you might have gotten a few years ago, but now you can get the house you have always wanted for a much lower price.

Sellers Net Less to Sell for Higher Price

 

When looking at offers on you house, be sure to look at your carrieing charges... What is your monthly payment, taxas and insurance... These are all questions you and your gent should be talking about when you get an offer on you listing.

When selling a home, does the seller make the decisions, or does the listing agent? I've asked this question many times, but always with another example. Today is no different...

There is a listing I have been watching. The listing agent used to be an escrow officer at a title company and switched to the real estate agent side a few months ago thinking it would be easier and more flexible. (Not quite sure how she came to that conclusion.)  I wanted to see how her end strategy would turn out, being a new agent and all.

I had buyers interested in this listing and we submitted an offer. The asking price was originally $158k and did consistant price drops every 2 weeks.  When we submitted our offer, it was listed at $142k. We submitted an offer at $134k knowing they were about to have another price drop since it was the end of the next two week cycle.

They countered back full price.  WhatExcuse me? You've been on the market for 3 months with no other offers and only a handful of showings, and you counter full price?

austin tx seller throwing money awayI spoke with my buyers and we increased our offer to $136k... the sellers responded back at full price again... or did they?  I got an email from the listing agent stating (paraphrased) "My sellers already countered back full price and will not accept anything lower."  Makes you (me) wonder if our counter was given to the seller...

Fast forward a couple of months and the property is now sold.  What did it sell for?  $138k!!  Why am I laughing??  Because they had to continue to make mortgage payments and tax payments and insurance payments and utility payments for two more months to sell the property for $2000 more, PLUS they also gave the buyer's agent a $500 bonus.

Did the sellers actually make $2000 more?  You do the math!  In this price range, and using an interest rate from 2003 when they bought the property, they were probably dishing out about $1400 a month with all housing expenses. Multiply this by the extra two months it took to sell, and that's $2800.

It COST the sellers $1300 to sell for $2000 more two months later.

So, I ask again, who do you think made the decisions, the sellers or the listing agent?  I don't think the sellers could come up with some idiotic strategy to do a price reduction every two weeks, though it might have been the seller's decision to over-price the property to begin with and this was the only way the listing agent could get them to lower the price.  The initial counter to my buyers for full price might have been the seller's decision, but what about our counter back to them? Whose decision was it to reject that?  I personally feel the listing agent didn't tell the sellers about it, but I have no proof.

This is an example of a not-so-savvy seller working with a not-so-savvy real estate agent.  It's ok for the seller to not be so savvy as they aren't the professional, but a not-so-savvy seller hiring a not-so-savvy agent to help them with such a large investment is an even more not-so-savvy move for them to make.

The Saga of a Listing Agent....

The saga of a listing agent....

It is late January 2011 and a young professional couple with a 4 month old baby, 3 inside cats and a big inside dog, called me and asked me to list their house.... That’s the good news....  They bought the house new, from the dirt, and put a lot of upgrades in the house and did not use a Realtor... That is the bad news.... They over paid for the house and all of the upgrades 3 years ago and now they want to sell and move across town to be closer to friends and family.... The neighbourhood they live in has been declining in value for the past 3 year and now they are upside down on their house.... I valued the house between $195K - $208K and they paid $225,900.....

They where just devastated by the news... They asked what would be the harm of listing the house at $240,000 and just hoping someone would buy it.... I went through the process of someone buying a house and what every good agent would do when showing buyers homes in their area of town.... The wife was very sad and almost started crying..... I gave them my speech about how they really haven’t lost any money yet, and should just wait to see what the market does in the months to come....

I hope they heed my advice about not listing the house.   I hope they don’t keep interviewing agents until they find one who will list it at the price they want..... This is a big problem. Some agent will say ANYTHING, at ANY price to get the listing.... And that is just wrong.... It is against the Realtor Code of Ethics to take a listing that is OVERPRICED and has no chance of selling..... Do the right thing by your clients.... Tell them the truth, not what they want to hear.... The market will turn around.... It is just a matter of time....

Today I am working with Beverly Smith of Keller Williams Pearland. We are working on Facebook, Twitter, and and Social Made Easy. I am training her on the benefits of social media and why and how it can effect you daily business.  Beverly Smith is a top producing agent at the Pearland Keller Williams office and is looking to move her real estate business to the next step.

Danny Frank AWARDED REALTOR MEDALLION OF SERVICE

Austin TX- Danny Frank, from Keller Williams Realty Pearland, will be awarded the national Omega Tau Rho Medallion of Service during the February ceremonies at the Texas Association of Realtors Winter Meetings.

The Omega Tau Rho Medallion of Service is awarded to Realtors who meet specific leadership criteria on local, state and national levels. Once a medallion is awarded, the recipient is a member of the prestigious Omega Tau Rho fraternity for life.

“This award is truly an honor as it marks exemplary dedication and service by a very few select Realtor members to their organization,” said Bill Jones, chairman of the largest trade organization - Texas Association of Realtors.

In addition, Danny Frank is now serving as Vice Chair to the Houston Association of Realtors, a Board Member of the Texas Association of Realtors, a Regional Vice President for the Texas Association of Realtors and serves on the Board of Directors for the National Association of Realtors, as well. Danny is also Chairman of the Technology Advisory Group for the Houston Association of Realtors (2010-2011).

Danny completed the TRLP (Texas Realtor Leadership Program) in 2009. It is a year-long course on becoming a better leader in life and as a Realtor. He is one of less than 500 Realtors that have completed the course.

I have been using Posterous for a little over a year.. It is an easy way to get your blog out there and get things posted to the net... I too find it a cool way to upload photos and different things...

Do you use Posterous?  Are you uploading photos to your Posterous site from your mobile device? Did you know you can post to Posterous using the email feature?  I started using Posterous when I discovered how easy it is to take a picture with an iPhone (or other mobile device) and upload it to my Posterous site all in under 60 seconds.  I use it frequently when I travel because it's simple, fast, and very efficient.

Now you can create groups on Posterous and share content with other selected individuals of your choice.  Posterous.com is much like Wordpress or Blogger in that it is a blogging platform.  Adding content to your Posterous site online or via a mobile device is sooo easy and now with the ability to create unique groups on the fly, this will really differentiate Posterous from the other on-the-go blogging platforms. 

How To Create a Posterous Group

Step 1

Send an email to newgroup@posterous.com, name your group using the subject line and you're on your way.

Step 2

Invite those you want to share or contribute to the group via an email and you're done! Groups can be made public or private, it's your choice. Here's a quick video sharing the above steps to help get you started.

Before you create your first group(s), consider all the possibilities and ways you can use this for both personal and business.  I think you'll agree that this can be quite a useful tool and a great way to share and contribute information on many different levels, and to many different audiences.

Some ideas to get you started:

  • A Photo/Video sharing group for family, friends, or your neighborhood and community.
  • A Podcast or Broadcasting group for sharing audio files, music, podcasts and other sound files.
  • A Company or Business group to share documents, ideas, advertising and marketing concepts.
  • A Technical Support or Blogging group to share tips, tools, and tech tricks with each other.
  • A Social Media FAQ group to learn and share with your select group of associates.
  • A Team group of all your affiliates and associates to discuss and share ideas and referrals.
  • A Group for...(insert your idea here....)

I haven't created any groups just yet, but I'm about to give it a try. If you're up to it, share your group with others here, (only if they're public of course) we'd love to see how your creative ideas and groups evolve.

USS Enterprise Video Scandal

I for one am ashamed by the Department of the Navy for firing the Commander.  After watching the video that Commander Honors put out a number of years ago I find it to be just skit or short film. It was a parity to something funny. Sure it touched on subjects that are sensitive to some... But that is what a parity does. I do not think the film was hurtful or disrespectful to anyone in my opinion.... What ever happened to the term “Sticks and stone can break my bones, but words can never hurt me”.


I think the men and women of the Armed Services need a break from the hard work they do everyday and the XO did just that.... Firing the Commander reminds me of that scene from “Good Morning Vietnam” with Robin Williams. The scene where the CIA is redacting all of the important items from the news reports..... This is just political correctness run amuck... People are too easily offended by nothing... The dumbest thing can mean the end of your career. Let's not take life so seriously. Let's go back to the days of common sense and do away with the sin of political correctness. Give the Commander his job back...

I don't know about you but I like watching my subscriber number go up more
person commentingthan just about anything. I mean, don't get me wrong I also like coming closer to #1 for the Charlotte NC area. But those subscribers is what keeps the comments rolling long after your post has left the blog roll.

You get a total of 10 "pointed" comments per day and of course you could comment all day long if you wanted (and didn't have much else of a life) but I want to make those ten really count. Craig Daniels mentioned in a blog the other day that you need at least 10 or more words to even count as a "pointed" comment. Which means "nice post" ain't gonna cut it, folks.

Who cares if you put that type of comment. So what? No one really cares. It's the encouraging, uplifting or sometimes change of perspective type of comments that really makes the writer sit and think, "hey, you really did read my blog and are genuinely offering your 2 cents."

With my post the other day about blogging just to discredit others there was plenty of long-handed comments and as you know by now, my responses were not the briefest of words. But a couple commenters mentioned that their blogs also get heated and have some heavy dialogue. That certainly prompted me to want to read more. I immediately went and subscribed. Not for the basic idea that everyone likes to watch the "train wreck" but because there will be more to debate and learn on that type of blog.

What I'm saying is that your comment COULD land you subscribers. And those subscribers COULD land you more comments and those comments COULD potentially turn into potential customers down the line. You never know. But don't throw the comment juice out with the bath water!

Take your commenters to heart and learn to use those 10 comments you get a day for intriguing comments back. You don't have to get subscribers just from your own blog but spread yourself out among the bloggers and write at least one thing every day that could possibly make the writer want to know more about you. If your comment sounds interesting... the rest of you might be as well.

QR Codes: Using Technology To Your Advantage in Real Estate

QR codes (Quick Response codes) or barcodes are sort of cutting edge technology.  Simple barcodes have been used in retail stores for decades, but they are just now becoming a major way to advertise these same products to the public.  Below are examples of a simple product barcode and also a computerized QR code in case you are wondering just what the heck I am talking about.

If you have shopped in a Best Buy store lately, you may have seen these QR codes all over their shelves and wondered what they are.  For those of us "smart phone" users (iPhone, Blackberry, Android, etc.), there are free barcode scanner applications a/k/a "apps" available to download onto your phone.  Simply scan the QR code with your phone app and information will immediately pop up on your phone's screen.  This information can be just about anything that you program it to be ... a website link, a phone number to dial, a text message to send, an email address, or a virtual business card. If you have a smart phone, give it a try and see how it works.  If you don't have a smart phone, borrow one from someone. You will want to see just how cool this is.

A few weeks ago I was in Home Depot buying a stove, and I wanted to compare features and prices with similar stoves.  I scanned the product barcode of the stove that I was looking at and instantly was sent to a web link with detailed information about the stove along with the price and other features. 

In case you are wondering, the QR code above is a virtual business card with my name, company, website, phone #, and other contact information.  You can scan the code and then click the links to call me, email me, or search our firm's website.  Technology is pretty amazing.   

It gets much better though.  You may be thinking, "How could this help me in the real estate business?"  Imagine a For Sale sign in front of your property.  On the sign is this QR code.  And instead of just having 50 flyers in an info tube, you additionally have this QR code on the sign or on a flyer taped to the front window of the house.  Anyone with a smart phone can scan it and get details about the property, pictures, or possibly a video to watch.  

House for sale Orlando QR CodeThe QR code to the left will provide you immediate information about the price, size, a link to a YouTube video, and my phone # for a house we currently have available for sale in Orlando.  Someone could literally be standing in front of a house you have for sale or for rent and instead of trying to call or email you and ask for information, they could instead scan this QR code and get all the information, photos, videos, and more.  Just think of the power this little code has in it.  If someone calls you after reviewing the info behind this QR code, they are probably a whole lot more ready to act.  Information has now empowered them to call you.

Think of all the possibilities.  This QR code could be put on your business card and link directly to your website, Facebook page, or blog.  Or maybe put it in a newspaper or magazine print ad. What about magnetic car signs, bus stop benches, billboards, flyers, T-shirts, etc. ?

You may be asking yourself, "How on Earth do I even create one of these QR codes?"  Surprisingly they are very simple to make. The QR codes in this article were made by me on a free website in less than 5 minutes. The site I use is www.QRstuff.com simply because it gives you lots of extra options.  But there are plenty of free QR code generator sites out there.

It seems like every other person you see has a smart phone in their hand and is constantly looking down at it to check their email or Facebook status or play some video game. My bet is that in a year or two, these QR codes will be everywhere.  Why not start to understand and implement them now?

T-Mobile myTouch 4G Review

I recently upgraded my cell phone from the T-Mobile myTouch to the T-Mobile myTouch 4G... WOW.. Let me just say this is one of the best phones I have ever had... I really liked my G2, but this new phone from HTC rocks...

The myTouch 4G feels great in the hand.  The device is made with premium materials, and the chrome accents and metal battery door are a nice touch.  At 5 ounces, the phone is a perfect weight, and the myTouch 4G runs Android 2.2 with an updated myTouch-themed version of HTC's Sense UI.  The Icons are boxed, there are a few new options in the phone application, and the myTouch version comes with seven "themes" for you to choose from.  At first, I missed the simplicity of the standard Sense, but the myTouch version continues to grow on me.  If you don't care for the myTouch version of Sense, there are several homescreen alternatives in the Android Market.

I've been impressed with the 5-megapixel camera, though I've noticed an interesting issue.  The autofocus does a great job and zooms in appropriately, but the picture often comes out slightly blurry.  I haven't tested video quality yet.  The myTouch 4G offers a front-facing camera for video calling (or taking pictures of yourself).

I fully expect the Android phone to take the market away from the iPhone in 2011. I feel the phone platform, and the apps and just the sheer number of Androids being sold, (4 Droids to 1 iPhone at last count), are far superior to the iPhone. I do have to say I have never owned the iPhone, but I do have an iPad..... One of the biggest advantages of going with a Droid vs the iPhone, in my opinion, is the fact you don’t have to use ATT... Almost every cell phone provider sells the Android platform phone...

Bob Hale (HAR.COM) Named to Inaugural Genius 30 List

Agent Genius, one of the most widely read real estate blogs, scoured the industry news from 2010 to find what it calls the "Genius 30-Real Estate's Power Moves of 2010." Among them is Bob Hale for the launch of HAR's REALTOR(r) Match.  Agent Genius said, "We believe other boards in 2011 will attempt their own versions of Realtor Match as Zillow and others launch ratings and they are accepted as an inevitability. HAR was just ahead of the curve."


Others on the list include Keller Williams Realty CEO Mark Willis for standing up to Fannie Mae regarding REO listings, Zillow CEO Spencer Rascoff for partnering with Yahoo! Real Estate and announcing plans to take the company public, NAR CEO Dale Stinton for making sexual orientation a protected class, Apple CEO Steve Jobs for the introduction of the iPad, and Google CEO Eric Schmidt for beginning to photograph the interiors of buildings.

Short Sale vs ForeclosureIf you are a homeowner having trouble making your mortgage payments, you may have considered doing a short sale or letting the home go into foreclosure. You must understand the difference between the two so that you can make the best decisions for your future.

A short sale of real estate happens when the sale proceeds fall short of the balance owed on the property's loan(s). If a homeowner can't make the monthly payments and the house can't be sold for the amount of the loan(s) and other liens, then the lender may agree that selling the property at a loss is better than foreclosing on the loan. A lender may agree to a short sale if the homeowner can show financial hardship such as job loss, high debt from medical bills or business loss, or other financial difficulties that a homeowner will not be able to overcome.

A foreclosure is a legal process in which a lender or other lien holder seeks to take back a property if the homeowner stops making the payments or hasn't met other commitments, like paying real estate taxes or homeowner association fees.

Illinois is a "judicial foreclosure" state. This means that the lender or other lien holder files a lawsuit to show that the borrower has missed payments. If the homeowner doesn't make up the amount owed in a specific period of time, the lender may ask the court to allow that the property be sold at auction to pay off the debt. In Illinois the County Sheriff conducts an auction in which anyone can purchase the home to pay off the debts. Usually, though, the only "bidder" is the lender who owns the mortgage. The lender takes back the property and after a series of other legal steps is allowed to sell the home to pay off the mortgage.

Other options for distressed homeowners are loan modification programs or deed-in-lieu of foreclosure.

Know your options: consult your lender, a real estate attorney, a government-sponsored counselor, a tax professional and a real estate broker experienced with short sales.

What the home buyer really wants

What is it that the home buyer really wants??? In studies I have seen, it was very clear that location/neighbourhood is the key to everything. The second most important thing is price..... Then size or how many bedrooms...But the key is pricing.


I see to many agents selling floor-plans or the type of home before selling the most important things; LOCATION LOCATION LOCATION, then price.... Give the home buyer what they want, not what you want to sell them...
