Have you ever worked with buyer that just can't make up their mind??? Have you ever had a buyer that just changes the game MID stream? have you ever had a buyer and the spouse want 2 different things with different price ranges?
I have met these buyers. And let me tell you, it has not been very much fun. I only like to show a customer about 3-5 houses and get them to pick one. I do a very good job of asking questions and probing very deep before we get in my truck and go a looking.... This couple has thrown me a big fat CURE BALL... We reinterviewed today for almost 2 hours and really got we I thought was a short list.... Boy was I wrong.... 3rd day tomorrow, and we shall try again....
Any hints or guidance?????

Maybe give them the list of listings, tell them to narrow it down, then meet with them and narrow it down some more. And ask them which couple of homes they want to see.
Tell them there is a wide inventory of homes for sale, but typically buyers end up going back to one of the first homes shown and putting an offer on one of them.
Also, get it in their mind that if they see something they like, when they finally get back to one of thise original homes that were shown, there is a good chance it will be gone.
seems to be a trnd with the market the way it is i think buyers don't want to commit and find out that the house they bought is worth 10% less the next year even though in the long run they can not lose
on anther point i have one client i have been working with for a couple of years she just cn not commit every few months she calls me to show her condos i show her 6-7 and then she says she is not ready even though i have never earned a dime from her and showed her 50-60 condos she has given me about 4 good referalls
